Title: Real Estate Manager (EMEAA)
The Real Estate Manager is in charge of supporting the RE Head for International Operations – EMEAA in the overall business development of the different assigned EMEAA markets. This involves thorough country and area mapping, ensuring the best site selection and acquisition, optimizing site or location leadership, and achieving trade area dominance in the assigned country and region.
Key Result Area 1: Site Mapping
Responsibilities:

Reviews and reinforces site mapping activity with the country network team in all assigned countries/regions as agreed in the site mapping schedule.

Reviews and validates site mapping information such as competitors list, Jollibee store data, TGS of comparable stores, trade area activities, and developments.

Presents the cluster area/trade area map and study to the EMEAA RE Head and the Market/Country Heads with the necessary information and recommendations needed for decision-making (site mapping report), such as:

Site pictures
-
Site list
-
TA list and TA map
-
Cluster map and other SM documents (e.g., TA circulation or focal point analysis, traffic count, traffic count flow, cannibalization study)

Analyze demographics, traffic patterns, and competition

Key Result Area 2: Site Assessment
Responsibilities:
-
Reviews and validates site assessments in concurrence with the EMEAA RE Head based on the priority Trade Areas as agreed in the network planning or mapping process, in accordance with the RE process.

Creates, reviews, and presents the sales forecast (cluster, TA, site) to the EMEAA RE Head for the agreed trade areas per site/region with complete sales forecast study attachments.

Provides site assessment reports and recommendations and submits them for approval to the EMEAA RE Head.

Coordinates with internal teams (operations, marketing, and finance) to ensure site selection aligns with overall business strategies.

Key Result Area 3: Site Sourcing
Responsibilities:

Assists in the review and validation—through the assigned country network team—of the ownership information of landowners, building administrators, government agencies, neighbors, storekeepers, brokers, from a variety of sources.

Assists in providing site sourcing execution strategy and analysis pertaining to the site sourcing plan of the country.
Key Result Area 4: Site Negotiation
Responsibilities:

Assists and guides the country network development team in ensuring that Jollibee can get the best rental terms.

Ensures that Jollibee is kept updated on rental precedence and market rates.

Assists the country network team in the preparation of the negotiation history/position for the concurrence of EMEAA RE Head.

Assists in the review of the market Box Economics.
Key Result Area 5: People Management and Development
Responsibilities:

Assists in setting and implementing talent development programs for the unit/local RE team.

Ensures that each Country Network Development Team is provided with adequate RE or Network Development training programs.

Leads employee engagement initiatives and ensures participation of the unit.
Job Qualifications:
-
Bachelor’s degree in any Management, Marketing, or Engineering course
-
At least five (5) years of experience in a related field, with extensive knowledge and analytical skills in franchising, real estate, and construction management
-
Excellent communication skills are a must
-
Willing to be assigned in Ortigas, Pasig (hybrid setup)
